Advertising Disclosure
The short version: RefiGuide.org is free to use because lenders and financial companies pay us. We are not a mortgage lender and we do not make credit decisions. When you request information or submit a form, we may connect you with licensed lenders who pay us for that referral.
Compensation may affect which products appear on this site and where they are positioned. It does not change the facts we publish, and we do not accept payment in exchange for favorable coverage.
How RefiGuide Makes Money
RefiGuide.org operates as an advertising marketplace. We publish educational content about mortgages, refinancing, and home equity, and we connect consumers with third-party lenders and service providers.
We are compensated by [COMPENSATION MODEL — e.g., participating lenders when a consumer submits a request, clicks through to a lender, or completes an application]. This compensation is how we fund our editorial operation and offer our tools and content at no cost to you.
What compensation affects
- Which lenders appear on the site. Not every lender in the market advertises with us, and our listings do not represent all available options.
- Placement and prominence. Paying partners may appear in more visible positions, including at the top of comparison tables or within featured modules.
- Which offers you are shown when you submit a request through one of our forms.
What compensation does not affect
- Published facts. Rates, credit score requirements, loan limits, and program rules are reported as we find them from lender disclosures, federal agencies, and industry surveys — regardless of whether a lender advertises with us.
- Our editorial assessments. We do not accept payment in exchange for a favorable review, a higher score, or a particular ranking position.
- Corrections. When we get something wrong, we fix it, including when the correction is unfavorable to an advertiser.
Important: Because our listings are not exhaustive and placement may be influenced by compensation, you should always compare offers beyond what you find here. Request written Loan Estimates from at least three lenders, including institutions that do not appear on this site, before making a decision.
RefiGuide Is Not a Lender
RefiGuide.org is not a mortgage lender, mortgage broker, or loan originator. We do not:
- Make credit decisions or approve loans
- Set interest rates, fees, or loan terms
- Fund loans or service mortgages
- Guarantee that you will qualify for any product described on this site
All loan terms, rates, fees, eligibility determinations, and approval decisions are made solely by the lender you work with. Nothing on this website constitutes an offer, a commitment to lend, or a guarantee of approval.
How We Select and Rank Lenders
Lender lists and comparison tables on RefiGuide reflect editorial assessments based on publicly available information, including published rate disclosures, program guidelines, licensing records, state availability, and product features such as credit score minimums, loan-to-value limits, and closing timelines.
Scores, rankings, and “best for” designations are editorial opinions, not paid placements. Where a listing is sponsored or where an advertising relationship exists, we identify it.
We verify lender licensing through the Nationwide Multistate Licensing System. We encourage every reader to independently confirm any lender’s NMLS registration at nmlsconsumeraccess.org before applying.
About the Rates We Publish
Interest rates shown on RefiGuide are drawn from national surveys, lender rate disclosures, and industry data providers, and are identified with a source and date wherever possible.
Published rates are not quotes. They are market averages or advertised ranges that assume specific borrower profiles — typically a defined credit score, loan amount, loan-to-value ratio, and property type. Your actual rate depends on your credit profile, income documentation, debt-to-income ratio, property type, occupancy, loan amount, location, and the lender’s pricing on the day you lock.
Mortgage rates change daily and sometimes intraday. Always request a written Loan Estimate, which discloses your specific rate, APR, and closing costs.
Not Financial, Legal, or Tax Advice
Content on RefiGuide.org is published for general educational purposes. It is not individualized financial, legal, credit-counseling, or tax advice, and it does not account for your specific circumstances.
Mortgage decisions carry significant long-term financial consequences, and loans secured by your home carry the risk of foreclosure if you cannot repay them. Consult a licensed mortgage professional, a HUD-approved housing counselor, a qualified tax advisor, or an attorney before making borrowing decisions.
Editorial Standards
RefiGuide content is written and reviewed by contributors with mortgage industry experience. Where an author holds a professional license, we display it. Where content has been reviewed for accuracy by a licensed professional, we identify the reviewer.
We date our content and update it when rates, program guidelines, or regulations change. If you find an error on this site, tell us — write to [CONTACT EMAIL] and we will review and correct it.
Third-Party Links
RefiGuide links to lender websites, government agencies, and other third-party resources. Some outbound links are affiliate or advertising links through which we may earn compensation. Others — including links to HUD, the CFPB, the Federal Reserve, the FHFA, and NMLS Consumer Access — are provided purely as authoritative references and generate no revenue.
We do not control third-party sites and are not responsible for their content, privacy practices, or the accuracy of information they publish.
Your Privacy
When you submit information through a form on RefiGuide, that information may be shared with one or more participating lenders or service providers so they can contact you about their products. Submitting a request may result in contact by phone, email, or text, including from companies you did not specifically select.
See our Privacy Policy for details on what we collect, how it is used, and your choices.
Equal Housing Opportunity
RefiGuide supports the principles of the Fair Housing Act and the Equal Credit Opportunity Act. Lenders may not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, marital status, age, or receipt of public assistance income.
If you believe you have experienced lending discrimination, you may file a complaint with the Consumer Financial Protection Bureau or the HUD Office of Fair Housing and Equal Opportunity.
